Covenant Highlights

Assessments: General assessment is $50.00/year. Irrigation water assessment is total bill divided by 24 lots. There are no other assessments at this time.

Irrigation Water Rights: The Homeowners Association controls all irrigation water rights. No flood irrigation; sprinkling system only.

Use of Property: Single family residential purposes only. NO manufactured homes permitted. NO commercial activities.

Dwelling size: Residence must have a minimum of 1,600 sq. ft. living area for a single level home and 1,800 sq. ft. living area for a 2-story with a minimum of 1,200 sq. ft. on ground floor.

Garage: Minimum of 2-car garage either attached or detached.

Other Structures: One outbuilding permitted, not to exceed 2,000 sq. ft.

Time Limits: There is no time limit for beginning construction. However, once construction begins, the exterior of the residence must be completed within one year.

Temporary Structures: No temporary structures of any kind may be used to live in while building. Any builder’s construction trailer must be removed promptly from the property upon completion.

Agriculture and Animals: No agricultural activity nor animals, livestock or poultry for business or commercial purposes may be conducted on the premises Only common domestic pets, such as dogs, cats and birds may be kept on the property. (See complete document for further details.)

Commercial or Recreational Vehicles: Must be kept in covered, enclosed structure. Absolutely NO semi trucks within subdivision.

Property line setbacks: 30 feet in front and rear; 25 feet on sides.

Sewage System: All sewage (septic) systems must be designed, constructed and located with existing standards, regulations and criteria of The Montrose County Sanitarian.

Architectural Review Board: The developer, Skyline West Properties, LLC, will serve as the Board until such time as the subdivision is turned over to the Homeowners Association.

All plans, materials, placement of home, landscaping, etc., MUST be approved BEFORE construction begins.
